A farm that encompasses 462 acres has been put up for sale with a £4 million guide price.

Englishtown Farm, near Longtown, is one of the most significant farms brought to the market in this part of the county for many years. Its Grade 3 agricultural land is excellent for cropping, mowing and grazing and the sale includes a traditional stone-built, seven-bedroom farmhouse and an extensive range of outbuildings, a three-bedroom bungalow and three terraced cottages.

With an overall guide price of £4,000,000, Englishtown Farm is offered for sale as a whole or in three lots through the Carlisle office of H&H Land and Estates.

Lot 1 – with a guide price of £2 million – consists of the Farmhouse, Bungalow, Steading and 249.58 acres of land

Lot 2 – with a guide price of £1.55 million – consists of 213.15 acres arable, mowing/mowing land

Lot 3 – with a guide price of £450,000 – consists of three brick built traditional three-bedroom terraced cottages

“Englishtown Farm is a substantial diverse farm which compliments a variety of livestock and arable enterprises as well as residential investment opportunities. As such farms of this calibre do not come around often.” Thomas Armstrong, director and chartered surveyor for H&H said.

Englishtown Farm is a ring-fenced holding with approximately 50 per cent of the land in an arable rotation, and the other half of the farm is productive grassland currently supporting a store cattle finishing enterprise and sheep.

The extensive range of agricultural buildings includes livestock housing and handling facilities, a range of crop and grain storage and general-purpose agricultural buildings, to name a few.

Lot 3 of the sale is an investment opportunity of three terraced cottages each benefiting from their own lawned garden to the rear and shared off-road parking to the front. Each cottage is let on Assured Shorthold Tenancy providing an attractive rental yield.

Katie Proctor, chartered surveyor for H&H added: “This exceptional farm has been in the ownership of the same family for over 100 years, and they hope the next owners will love and cherish this farm to the same extent they have.

“This will be an immensely popular property, to truly appreciate this farm you must head to our website to view the fantastic drone footage we have.”
