
Updated plans for a new housing estate on the outskirts of Dalton have been submitted to Barrow Borough Council.
The application asks for permission to build 34 homes on land off Long Lane and Newton Road.
A similar plan – for 32 homes – that received more than 100 objections was rejected in August of last year.
A planning statement submitted by Emery Planning on behalf of the applicant, Mulberry Homes Ltd, argues the reasons for initial refusal have been addressed in the new, updated application.
The initial scheme was considered to be overly reliant on four- and five-bedroomed properties but, said an Emery Planning spokesman, the new proposal included detached and muse dwellings ranging in size from two-bedroomed properties to five-bedroomed properties, although only two five-bedroomed units are proposed.
“As a longstanding housebuilder within Barrow, our client also has a detailed appreciation of the housing market across the whole of the borough, and it is considered that the proposed housing mix offers the most commercially viable proposal for this location,” said the spokesman.
“The proposals meet the identified need of providing housing to address the imbalance of largely terraced dwellings within the borough.”
The spokesman said the revised plan would result in a range of new habitat creations that would allow a larger diversity of species to use the site, both aquatic and terrestrial.
“The proposal will result in a net gain in biodiversity, both in relation to habitat gain and also hedgerow gain and incorporates water management and green infrastructure,” the planning statement said.
“With the proposed retainment of the existing hedgerows and new hedgerow planting within the site, connectivity for species is enhanced.”
Four affordable units are included in the current plan. This would be above the 10 per cent figure for affordable homes stipulated by planning policy.
The proposed construction site was the subject of applications for 79 dwellings in 2015 and 34 dwellings in 2018, both of which were refused.
