This stunning Victorian hall could be yours for £4 million.

Calthwaite Hall, between Penrith and Carlisle, is on the market with award-winning estate agents Fine & Country for offers over £4 million.

The 11-bedroom property was built in 1837 as a Victorian gentleman’s residence and is set in grounds of around nine acres. It has an established wedding and holiday business.

Built of local sandstone, the property has been extensively refurbished and modernised by the current owner, while maintaining the original features of the Gothic-style architecture, Fine & Country said.

The first floor has five bedrooms and three bathrooms, the second floor three bedrooms and a family bathroom and the west wing has three bedrooms, a kitchen and lounge and bathroom.

The grounds include a recently resurfaced ménage, horse paddocks, stables and formal gardens surrounding the main hall, providing a perfect backdrop for wedding photographs.

Extensive work has gone into developing the wedding and holiday businesses, including the recent completion of a purpose-built orangery with commercial kitchen and bar and luxury lodges.

Both businesses have a healthy pipeline of bookings for 2022 and 2023, the estate agency said.

The main hall sits in private well stocked gardens, approached by a sweeping drive, with security gated access. The garden has a formal lawn to the front with pond and private enclosed courtyard to the rear with heated outdoor swimming pool and separate plant room.

In addition to the hall being a private residence it has a full licence and has been used for select wedding events, it is able to cater for up to 80 visiting guests during the daytime and 150 evening guests and can provide sleeping accommodation for 17. Larger events can be accommodated in the Orangery in the grounds.

In the paddocks to the rear of the main house, and accessed via its own private security gated entrance, the owner has established a successful self-contained nine-unit residential holiday lodge park. All lodges have hot tubs and there is also an on-site shop with laundry.

The old carriage house has been converted into a two-bedroom holiday rental cottage. It sleeps five and has two en suite bathrooms.

The next door Well Cottage has planning permission to be converted into a one-bedroom unit.

The remainder of the grounds are divided into grazing paddocks, with the potential to run as a horse livery business for eight with fully enclosed, floodlit riding menage and stables with tack room.
