Work set to begin on £11.5 million 49-home development in Sedbergh

Work is set to get underway on a new affordable housing scheme in Sedbergh.

It comes after the Yorkshire Dales National Park Authority granted Broadacres Housing Association and South Lakes Housing permission to proceed with the building of 49 new homes in the Cumbrian market town.

The homes will be built on land at Station Road, on the western outskirts of Sedbergh, near Queen’s Garden. There will be a mix of two and three-bedroom houses and two-bedroom bungalows, as well as three four-bedroom and one five-bedroom homes.

Of the 49 homes built, 34 will be for affordable rent and shared ownership, with people in Sedbergh and the surrounding communities being given first refusal on these properties. The other 15 homes will be for open market sale.

The construction is being led by EQUANS, the new name for ENGIE’s regeneration and services-led business in the UK.

On completion, the affordable homes will be split between Broadacres and South Lakes Housing.

Gail Teasdale, Chief Executive of Broadacres, said: “We’re delighted to have received planning permission to proceed with this exciting new development and are looking forward to working in partnership with South Lakes Housing to deliver much-needed affordable homes for local people.”

Cath Purdy, Chief Executive of South Lakes Housing said: “This is an exciting and ambitious housing development for Sedbergh and we are thrilled to be working in partnership with Broadacres to bring this scheme forward. The development will bring much-need, affordable and energy-efficient homes to the area, including a large proportion of shared ownership homes that will provide local people with an affordable option of homeownership.”

David Butterworth, Chief Executive of the Yorkshire Dales National Park Authority: “The authority first allocated this site for housing development in 2012, so we’re really pleased that Broadacres Housing Association and South Lakes Housing have taken it on.

“It’s particularly pleasing that the development includes a high proportion of affordable housing and a range of different homes, which should be attractive to families and younger people looking to stay in, or move to, the area. So, the scheme should help to support the town’s wider ambitions for sustainable growth.”

Will Kay, Regional Managing Director at EQUANS, said: “We are very pleased to be working with Broadacres and South Lakes Housing to deliver modern, high-quality, homes for the local community, giving residents new affordable options in a beautiful part of the world.

“Utilising Air Source Heat Pumps in the development will support the zero-carbon agendas of Broadacres and South Lakes Housing, as well as supporting future residents by reducing the carbon footprint of their homes through this environmentally-friendly source of heating.”

The homes will be stone-built and rendered so they are in keeping with the local area. They will be set around a central green area, with another landscaped open space with a footpath also being provided. Each property will be allocated two car parking spaces.

The total cost of the scheme, which includes grant funding of £1.2m from Homes England is £11.5m and work on-site is expected to start late spring/early summer, with completion in September 2023.
