Want to sell your house? You’ll be quids in if you have a garden

If you want to sell your house the single best asset you can have is a garden.

That’s the finding of a major new survey commissioned by The Cumberland.

The study shows that the main driver of sales during the lockdowns of 2020 was a big garden and it reveals the property hotspots on that basis both nationally and in Cumbria.

It looked at more than a million private property transactions and found that places with the biggest gardens were the most likely to see a boost – both the number of house sales, and prices paid.

The analysis – the first of its kind – combined two key data sources from the Land Registry on prices paid and the Office for National Statistics on the average private garden sizes.

Of the 720 neighbourhoods with the biggest gardens, more than three-quarters saw average property prices rise in 2020 compared to 2019.

And it wasn’t just that prices rose fastest in neighbourhoods with bigger gardens – there were proportionately more sales, too.

Nationally, the three property hotspots according to the survey’s criteria were in Pembrokeshire, Norfolk and Nottinghamshire.

In Cumbria the two areas with the biggest average garden size – Hawkshead and Cartmel Fell and Bolton and Warnell and Solway Coast – both saw sales and prices rise.

The survey also highlighted four other such hotspots around the county that experienced the same property boost.

Hawkshead and Cartmell Fell

properties have an average garden size of 543 square metres – saw 57 house sales in the year to December 2020, up from 51 in the year to September 2020. The average price paid rose from £290,000 in 2019 to £300,000 in 2020.

Bolton, Warnell and Solway Coast

This area saw an even more dramatic price bump, from £238,000 to £267,500 over the same period. Sales volumes were increasing sharply towards the end of the year, with 63 house sales in the year to September 2020 to 79 in the year to December 2020.

Langwathby, Kirkoswald and Alston Moor

Prices rose from £226,750 in 2019 to £242,500 in 2020. House sales rose from 70 in the year to September 2020 to 73 in the year to September 2021.

Wetheral, Corby and Geltsdale

Prices rose from £235,000 in 2019 to £260,000 in 2020. Sales were up from 131 in the year to September 2020 to 148 in the year to December 2020.

Coniston, Broughton and Kirkby

Overall property prices were up from £250,000 in 2019 to £274,000 the following year, while house sales rose from 51 in the year to September 2020 to 68 in the year to December 2020.

Kirkby Stephen, Tebay and Brough

Property prices were up from £200,000 to £217,500, while sales were up from 70 to 75.

Michael McGrath, who lives in Wetheral, said he was not surprised to hear that people were attaching more value to having a large garden.

It was one of the big attractions when they bought their house 26 years ago.

He said: “Our garden is very private, it’s beautiful and it’s just really nice to be outside. Certainly in the last couple of years, with COVID, we were just so grateful to have access to something so calming and relaxing.

“Sanctuary is a good word to describe it, it’s just that. I would not take a place that did not have a garden – the benefits to your health and wellbeing of having access to these open spaces.”

Will Park, The Cumberland’s cluster manager for Carlisle, said: “A garden has always been a desirable asset for any homeowner and the advantages of having your own private, outside space were never more clear than during the lockdowns of the last two years.

“We would encourage people to bring their gardens up to the best standard possible, particularly if they are looking to sell their house.”
