Lake District B&B sold after being on market for £895,000

A well-known guest house in Ambleside has been bought by new owners.

Melrose Guest House, located on Church Street in Ambleside, has been sold by real estate firm Colliers after marketing it for offers in the region of £895,000.

The townhouse has been bought by Tracey Hallwood-Salt, dental practice manager and Kevin Salt, who ran his own electrical business for over 20 years, both from Burton on Trent. 

Haydn Spedding, consultant surveyor in the hotels agency team at Colliers added: “Melrose is one of the loveliest and most easily managed guest houses in Ambleside.  As soon as it came to market, we quickly received significant interest.

“I’m not surprised that its an ideal choice for buyers, as the property sits in a prime location, is modernly decorated, offers a variety of stylish letting bedrooms, plus has the added benefit of a separate two-bedroom owner’s house.

“Tracey and Kevin are really looking forward to not only running the guest house but to also have the Lake District as part of their everyday life.”

The property, which has been trading as an eight-bedroom bed and breakfast, sits within a high-profile trading location near to Windermere.

Originally built in 1880s as a Victorian gentleman’s residence, Melrose Guest House has operated under the hands of Jim and Monique Nelson for five years, but now, they are now retiring from the hospitality industry to live in the south of the county.

Jim and Monique said: “We’d like to thank our loyal customers and everyone who has supported us throughout our time at Melrose Guest House.

“It is bittersweet to be closing this chapter but we recognise that it’s finally time to step down and enjoy our retirement. We will cherish the memories we have made and wish new owners Kevin and Tracey well.”
