Plans for a Spar convenience store and petrol station in Longtown would create 30 jobs.
James Hall and Co wants to revamp the existing Esso garage in the town on the A7 at Bridge Street and build the new store.
It would have six fuel pumps and create 15 full time and 15 part time roles.
It would mean the demolition of a warehouse and two homes on Bridge Street, plus the refurbishment and partial demolition of two others.
The proposal will be considered by Cumberland Council’s planning committee next Wednesday, October 16.
Liberal Democrat councillor Tim Pickstone, who represents Longtown, has raised concerns including highways and road safety; visibility issues around the exit from the facility and safety concerns for pedestrians using the existing A7 pavement.
Arthuret Parish Council has agreed not to support the application as it appeared that there was very little support for the application or the benefits it would bring to Longtown.
It said it was concerned about existing access issues for HGV vehicles from the Esso station onto the A7; road safety issues and the proposal to demolish houses and historic old buildings in a conservation area for profit.
According to the planning report following the submission of amended plans and a reconsultation, a further 14 letters of objection and two letters of support were received by Cumberland Council.
