200-year-old Lake District hotel on market for £1.45 million

A 200-year-old Lake District hotel is on the market for £1.45 million.

Overwater Hall, located just near Keswick, is being brought to market by Christie & Co at an asking price of £1,450,000.

Situated just north of Skiddaw and east of Bassenthwaite, the hall was built by Joseph Gillbanks, the former deputy governor of Jamaica, as his Lakeland retreat.

The property is now a popular hotel, boasting 11 ensuite bedrooms, a reception hall, a drawing room, an elegant dining room and a terrace, as well as landscaped gardens.

It has retained its classic country house charm and many original features including the imposing staircase, original marble fireplaces, and French bay windows.

Overwater Hall Hotel has been owned and operated by couple, Adrian and Angela Hyde, alongside their business partner Stephen Bore, since 1992.

The trio have worked tirelessly to create a welcoming country house hotel with an emphasis on comfort, hospitality and superb local food.

Angela looks after the management of the business and Adrian leads the kitchen team as head chef, a role that has gained the hotel a first-class reputation for the quality of the food and dining experience. 

Angela said: “From the moment we first set foot in Overwater Hall over 30 years ago, we knew we had found a true Lakeland gem, captured by the grandeur of the building and the potential it offered.

“We knew we could create something special which we could share with guests for years to come. There is a magical charm about the hall and we have loved our time here, though we now need to retire.

“We do so in the knowledge that we have played a part in the history of this wonderful building and created a business that a new owner can develop further. We hope they enjoy their time here as much as we have done.”

Graham Wilkinson, business agent at Christie & Co who is handling the sale, added: “I am delighted to be able to assist Angela, Adrian and Stephen to retire. For the last thirty years, this great team have created a wonderful and welcoming business.

“The imposing hall, the beautiful setting, the great food and the warm welcome have always made Overwater Hall stand out as one of the treasures that make the Lake District such a special destination.

“How the next chapter in Overwater Hall’s history will evolve will be down to the new owner, and I look forward with interest to see if it reverts to once again being a private country estate, or continues as a charming boutique country house hotel.”
