A north Cumbrian Georgian farm is on the market for £750,000.

Little Corby Hall Farm, surrounded by 20 acres of grass and grazing land and with extensive farm buildings, is near the M6 and the A69 five miles from Carlisle.  

Originally designed and partially completed in 1708, the red sandstone four-bedroom house stands at the end of a driveway.

It is being sold by H&H Land & Estates, which said it was the perfect blank canvas for restoration into a magnificent manor house home.

It has an adjoining unfinished east wing, which offered potential for further restoration.

It is offered as a whole or in two lots with an overall guide price of £750,000: 

  • Lot 1, with a guide price of £500,000, includes the Georgian farmhouse, farm buildings, the garden and surroundings, and 1.18 acres of grassland in 2 paddocks. Extending in total to 3.24 acres 
  • Lot 2, offered at a guide of £250,000, includes a total of 18.51 acres of high-quality agricultural land, split into 2 field enclosures, currently down to grass, but offering arable cropping potential.  

Jonathan Hird, H&H Land & Estates associate director, said: “The farmhouse was first developed on a grand scale more than 300 years ago, and it has all the hallmarks of Georgian grandeur, with large rooms and high ceilings, cornicing and fireplaces.

“But nearly half of this beautifully proportioned house is still unfinished, so the buyers will have the pleasure of completing it to their own standards and specifications, subject to obtaining the relevant permissions.”
