The creation of Cumbria’s first modular development has begun following the crane delivery of the first four containers each weighing 6 and a half tonnes.

The team are now adding the finishing touches ready for the first occupiers with landscaping due to begin soon.  Since the project launch, Kingmoor Park has been inundated with enquiries from local businesses and budding entrepreneurs as the development promises to bring something different to Cumbria’s only Enterprise Zone. Commenting Kingmoor Park’s Managing Director, Neil McIntyre, said:

“We can now share with enquirers what can be achieved with the containers. We have an example on site that is fully kitted out and are in the process of showing lots of people around. People are surprised by the amount of office space a container gives. They are also energy efficient and affordable which adds to the attraction.”

This initial phase, which has been architecturally designed by Revolution Architecture – part of the Prospus Group – will consist of 34 offices and a café.  Prospus Consulting are the project managers for the development.

Galloway Modular Construction (GMC), based in Newton Stewart, are supplying the offices. GMC specialise in creating contemporary offices, retail units, and luxury holiday accommodation from converted shipping containers.

Infrastructure preparations have been completed including the installing of; water, electric, and broadband to ensure that the site is ready for the first offices which are now on site.

MD, Neil McIntyre and Project Manager, Alistair Fell

Alistair Fell, Director of Prospus Property, the sole agent for the development said; “The delivery of these units is incredibly quick. From signing on the dotted line to occupancy in a bespoke space could be as quick as 12 weeks. We have a lot of interest in the project which is the first of its kind in Cumbria. We have the capacity to deliver as many of these unique offices as demand requires.

The draw of having a brand-new high-quality modern office with your own front door, great transport links and parking is a big attraction for local businesses and those moving to the area.  ModVillage offers a monthly “all in” cost including rent, utilities, superfast broadband etc.  The offices are light, well equipped with kitchen and WC and are pet friendly.  It’s not surprising we’ve seen such a high level of interest.  Credit has to go to Neil and the team at Kingmoor for taking such a proactive approach to offering exceptional office space to growing Cumbrian companies.”

Now that the infrastructure works have been completed and the first containers are on site the landscape works can begin. This will include creating a quality outdoor communal area for occupiers to enjoy. Stairs will be fitted enabling access to the upstairs offices which will also have terrace areas. Occupying businesses will have the opportunity to become part of a first of its kind network where growth and development are encouraged by Kingmoor Park.
