Plans for 157 new homes near Carlisle have been revealed by a Cumbrian developer.
Penrith-based Genesis Homes has submitted a planning application for the estate on land near Cumberland House Clinic in Carleton.
The developer has pledged that woodlands on the site will be preserved.
The Woodlands development will include one to five-bedroom houses, flats and bungalows.
Genesis Homes will also convert the Victorian Cumberland House into six apartments.
Nicky Gordon, managing director of Genesis Homes, said the development would follow a landscape-led approach which included the preservation of the existing surrounding wooded areas.
Mr Gordon said: “The landscape and biodiversity is vitally important to Genesis Homes, and throughout the planning and design stages we consider what positive impacts all our developments could have on their surroundings.

The Woodlands development would be near to the planned St Cuthbert’s Garden Village scheme, and Genesis said it was hoped the new developments would boost the local economy.
The development plans also includes affordable housing.
It has lodged a reserved matters application with Carlisle City Council.
