
A luxury Lake District B&B business in a National Trust property has been sold.
The business tenancy of Grade II-listed Belmount Hall in Outgate, between Hawskhead and Ambleside, has been sold by Colliers’ hotel team to an undisclosed buyer.
The Georgian house is also a wedding and events venue.
With views of Esthwaite Water, Coniston Old Man, the hotel has six letting bedrooms and two owners’ bedrooms. It also has three-and-a-half acres of mature gardens, including a walled garden and includes two commercial kitchens.
Built in 1776, the Belmount estate was acquired by children’s author Beatrix Potter. On her death in 1943, Belmount Hall was included in her bequest to the National Trust, which remains the property owner.
Previous tenants Chris and Gillian Addison spent hundreds of thousands of pounds renovating the property and grounds.
As part of the renovations, the Addisons created the West Barn Rooms, a set of function rooms suitable for weddings, events, art and yoga courses, plus corporate functions.
The sale was managed by Haydn Spedding and Robert Smithson, of Colliers’ Hotels Agency team.

“Furthermore, the area benefits from an active local business community which supports Belmount Hall to bring trade into the area so we anticipate the new owners will see this business thrive.”
