Land at Hartbarrow

Land in the heart of the Lake District has come on the market.

H&H Land & Estates has two parcels of agricultural and amenity land totalling nearly 100 acres on offer.

The first is 35.44 acres of traditional rough pasture and amenity woodland land at Great Ludderburn Moss near Windermere with a guide price of £175,000.

The second is land at Hartbarrow for sale as a whole or in two lots with at an overall guide price of £580,000.

In the Winster Valley just south of Windermere, the land for sale at Hartbarrow, Cartmel Fell, offers opportunity for farmers and landowners, investors or those with equestrian interests to acquire pasture and meadowland extending to 64.49 acres.

Currently divided into 20 separate enclosures with predominantly traditional stone wall and hedgerow boundaries, the land includes grazing and meadow land with natural water supplies, and offers potential for agricultural or equestrian use and for income generation including biodiversity net gain, woodland creation and other environmental scheme management, H&H Land & Estates said.

The land at Hartbarrow is for sale as a whole at an overall guide price of £580,000 or in four lots of pasture and meadowland: 14 enclosures extending to 40.96 acres; 4 enclosures covering 17.50 acres; and 2 lots of 2.66 and 3.37 acres respectively.

It is some time since a parcel of land of this quality and acreage has come on to the market in this part of the Lake District says H&H Land & Estates associate director, Rachel Bagshaw.

She added: “This is a highly attractive parcel of farmland of excellent quality, and it has been well managed by the current owner. It comes with exceptional natural advantages and offers great potential to benefit from the growing range of environmental opportunities that are becoming available.”

Land at Great Ludderburn Moss

The land for sale at Great Ludderburn Moss near Windermere is part of the Ludderburn and Candlestick Mires Site of Special Scientific Interest, and presents a wonderful opportunity to acquire the stewardship of 35.44 acres of traditional rough pasture and amenity woodland in the heart of the Lake District National Park.

The land at Great Ludderburn Moss is for sale as a whole with an overall guide price of £175,000 or in 2 lots: a single enclosure covering 13.20 acres of rough pastureland with scattered trees offering great potential for environmental schemes and/or with potential for biodiversity net gain; and a single 22.24 acre enclosure of part pasture and part woodland with environmental and scheme income potential.

Hidden just five miles south of Windermere, near Cartmell Fell, the land has its own natural water supplies and offers potential for income generation through biodiversity net gain, woodland creation, and other environmental scheme management.

Rachel added: “Great Ludderburn Moss epitomises everything that is unique to the Lake District. It is a living part of one of our most important and beautiful landscapes, and this sale creates a very rare opportunity for someone new to take on the privilege of preserving and enhancing a priceless part of a world class environment.”
