Rawfold Farm

[A]s we move into the spring season, Michael CL Hodgson/ H&H Land and Property have launched onto the market what they describe as “A stunning ring-fenced 100 acre hill farm, with planning permission for conversion of three stone barns.”

Rawfold Farm is a traditional Lake District Hill Farm, with a totally unspoilt classic stone and slate farmhouse, good quality meadow and pasture land and planning consent to convert three traditional stone buildings into dwellings.  With magnificent views of the Duddon Valley, the farm is located only a few minutes’ drive from Broughton-in-Furness.

Rawfold Farm is being sold by Public Auction at the Victory Hall, Broughton-In-Furness, on Friday 13th April at 2.30pm, to be offered in four lots. The overall guide price of £920,000 to £1,060,000.

  • Lot 1 comprises of the traditional four-bedroom farmhouse, outbuildings and 1.60 acres of land in two paddocks.
  • Lot 2 is the three traditional stone and slate barns, with planning permission for three dwellings, subject to local occupancy.
  • Lot 3 is 31 acres of sound meadow and pasture land, adjacent to lots 1&2.
  • Lot 4 is Rawfold Bank, about 67 acres of upland-grazing and pasture land.

With potential for refurbishment, the traditional farmhouse, retains many original features and offers tremendous scope. This period property has great character, typical of this part of the Lake District, and the detached bothy offers ancillary accommodation.

The three traditional barns have planning permission for conversion into two, three and four-bedroomed houses incorporating many of the barns’ original features.

The planning permission is held under the Lake District National Park Authority, a copy of which can be found on the Lake District National Park website Ref: 7/2017/5427. The planning consent is dated 25th September 2017.

The Rawfold Meadow and pastureland is typical accommodation land and includes natural-spring water sources and a traditional stone and slate Field Barn.

Rawfold Bank is 67 acres of upland-pasture and grazing-land, and includes an amenity woodland.

Giving further details of the farm, Colin Tomlinson, Director of Michael CL Hodgson said: “Farms such as this coming onto the open-market in this area are increasingly few and far between and as Rawfold offers such tremendous opportunities, we are expecting it to be highly sought-after.

With the potential for someone to start farming by May this year, Rawfold is ideal for both  farmers looking to increase their acreage or people looking for investment as an, opportunity, or find a change of lifestyle.”

The land is registered for Basic Payment Scheme purposes. Viewings for Lot 1 are strictly by appointment and should be arranged through the Kendal Office of H&H Land and Property on 01539 721375. Viewings for Lot 2, 3 and 4 may be inspected at any reasonable time, provided copies of these particulars are in possession.

For further information on any of the properties, please contact the Kendal Office of Michael CL Hodgson: on 01539 721375 or email [email protected].
