A 142-acre Former Dairy Farm Comes to Market

This week H&H Land & Estates launch to the market Great Easby Farm, a quality former dairy farm just north of Brampton with a four bedroom farmhouse, and a range of traditional and modern farm buildings. Launching alongside this Cumbrian farm is additional nearby land of 16.75 acres which benefits from roadside access.

Great Easby Farm is being sold by Private Treaty with a guide price of £895,00. The Land at Brampton is being sold with a guide price of £135,000.

The majority of the 142 acres of land at Great Easby Farm is grazing and mowing land, while it also benefits from some small areas of woodland and riverbank. The farm buildings include the original farm steading along with modern farm buildings. The land is all registered for Basic Payment purposes and the entitlements are included in the sale. This land is not subject to any Environmental Schemes and is not in a Nitrate Vulnerable Zone.

The additional 16.75 acres of Land at Brampton is good quality grazing and mowing land, located within the Nitrate Vulnerable Zone and split across two field enclosers of 10.55 acre and 6.20 acres respectively. The land is registered for BPS, and the entitlements are also included in the sale.

In describing the farm and land Thomas Armstrong, Director and Chartered Surveyor for H&H Land & Estates said:

“There is always a keenness for purchasing farms in this area of Cumbria as the land is ideal for both dairy farming and livestock production. This farm was formerly run as a dairy farm, more recently it ran as a traditional livestock farm. With very easy access, and subject to the necessary planning approvals, this is a farm which I believe also offers the new owner good diversification potential.”

The range of farm buildings spilt across two separate yards includes: cubicle sheds, loose housing and young stock cubicles, a Dutch barn, general purpose sheds, a four ring Boythorpe Slurry Tower and an indoor silage pit. The traditional brick buildings incorporate the former parlour, byres, hay shed, along with general stores, and a hayloft with byre.

The farmhouse has four bedrooms, a kitchen, living room and dining room, offering accommodation across two floors, with a small walled garden to the front.

Initial viewings will be of the buildings and land only, then parties that confirm their interest following these viewings will be given appointments on a set day to view the house. All viewings are strictly by appointment through H&H Land & Estates.
