Dockray Hall

Specialist business property adviser, Christie & Co has brought to the market Dockray Hall, an historic Grade I listed inn in the Cumbrian market town of Penrith.

The property has a rich history, dating back to the 15th century, it was famously home to Richard III prior to his ascent to the English throne and has been run as an inn since 1719. Still retaining the original oak panelling and fireplaces, Dockray Hall has been well maintained following sympathetic restorations by the current owners.

Comprising two bars and a well-appointed snug, the spacious trading area offers seating for over 80 patrons, with additional outside seating available on the patio to the front of the property. The pub’s food offering focuses on modern British cuisine using fresh, local and seasonal produce, alongside a full range of local ales including the pub’s own brewed Loweswater Gold.

Highly regarded in the local and wider community, the thriving business has been recognised with multiple recent award wins, most notably ‘Tourism Pub of the Year’ at the 2018 Cumbria Tourism Awards and ‘Food & Drink of the Year’ at the 2018 Penrith Star of Business Awards.

Centrally located in the town, the inn is in close proximity to the historic Penrith Castle, Market Square, and Lake District National Park, making it an ideal base for visitors to the Lakes and tourists drawn to the popular area. Easily accessible, Penrith sits just off the M6 and has its own mainline railway station situated opposite the castle.

The business presents the opportunity to expand trade further by developing a private dining or function room on the first floor, in order to capitalise on the business’s excellent reputation for food. Additionally, there are three bedrooms on the first floor of the property which could be used for either guest letting or staff accommodation, following the necessary refurbishments.

Dockray Hall is currently run under management with a complement of full and part time staff.

Tom O’Malley, Senior Licensed Business Agent at Christie & Co, who is handling the sale comments, “The sale of Dockray Hall represents a fantastic opportunity for potential buyers. It’s rare that a business wins so many awards, so soon after opening. This is a testament to their quality and demonstrates that there is plenty of growth potential here for purchasers to capitalise upon.”

Dockray Hall is being offered for sale on a freehold basis by Christie & Co, with an asking price of £675,000.
