Barn for Conversion, Native Woodland and Pasture Land to sell at Auction

A delightful native woodland, twelve acres of good quality accommodation land and a traditional Cumbrian stone barn with prior approval for conversion to a residential dwelling house to be sold at auction.

Three separate lots, all located on the edge of the Lake District National Park, near the town of Millom in South West Cumbria, are being sold by H&H Michael CL Hodgson.  The properties will be sold by public auction on Wednesday 14th November 2018 at The Victory Hall, in nearby Broughton-In-Furness.

Bridge End Barn presents an excellent opportunity to purchase a substantial traditional Cumbrian stone and slate barn. Situated on the periphery of Hallthwaites village, with prior approval for conversion to a residential dwelling, and land for garden and parking, the barn has a guide price of between £80,000 – £100,000.

Gornal Ground Wood

Gornal Ground Wood, extends to around 12.5 acres and is for sale with a guide price ranging from £50,000 – £60,000.  The native wood is comprised of mixed hardwoods, including Oak and Sycamore. Along with its diverse and mature tree canopy the wood has a healthy population of flora and fauna and presents an example of a high-quality amenity woodland.

Land at Gornal Ground

The Land at Gornal Ground, near Thwaites, comprises circa 12 acres of valuable accommodation land, with a guide price of £50,000 – £60,000. The land is enclosed by a stock fence and traditional stone walling, the land has direct road access, with obvious appeal to hobby farmers, horse owners and investors.

Recent sales across Cumbria have demonstrated that there is a keenness for people to purchase their own bundles of amenity land and woodland. This amenity land and woodland  is expected to appeal to a range of purchasers including, investors local land owners and those seeking to acquire a delightful parcel of the edge of the Lake District for pleasure and enjoyment.

We have managed this estate for many years, and now the land, barn and woodland, forming part of the estate, are being sold off.

“Gornal Ground Wood is a particularly attractive upland native woodland, having a mixture of deciduous trees, with a naturally regenerated understory of hazel, and the land at Gornal Ground is a sound parcel of agricultural grazing and undergrazed woodland.

Bridge End Barn lies on the edge of the village of Hallthwaites, and offers real potential for the purchaser to make their own wonderful country retreat.” concludes Katie.

Bridge End Barn planning application references: Change of use from an agricultural building to a dwellinghouse, planning application reference: 4/16/2064/0F1.  Planning consent for an extension to the residential curtilage from agricultural use, planning application reference: 4/16/2344/0F1.
