Rare opportunity to own your own private valley in the Lake District for £2m

Savills has launched the sale of a 292 acre farm in the heart of the Lake District National Park.

Dowthwaite Head, which sits north of Ullswater and close to the hamlet of Dockray, comes complete with two farmhouses, a dilapidated cottage and a vast range of traditional farm buildings. It is being marketed as a whole with a guide price of £2 million.

The property, much of which has been in the same family ownership for over sixty years, is surrounded by traditional livestock farms and undulating grassland, interspersed with attractive woodlands rising towards the spectacular Lakeland Fells.

Dowthwaite Head

The private valley is divided by Aira Beck, which is the stream that flows over the popular Aira Force waterfall owned by the National Trust. The land at Dowthwaite Head rises from the meadows at 360 metres above sea level to a peak of 550m at Dowthwaite Crag.

Will Douglas, of the northern farm agency team at Savills, comments: “This sale presents an incredibly rare opportunity to own your own valley in a stunning setting within the Lake District. The farmland and properties at Dowthwaite Head provide an exciting opportunity for diversification, subject to the necessary consents. The derelict cottage, for example, represents a potential holiday let, especially as domestic holidays continue to grow ever popular.

“The sale also offers a fantastic opportunity for someone looking for a different way of life, with the added benefit of two farmhouses and a ready made business opportunity.”

The farm also benefits from good transport connections being close to the A66 and only 13 miles from Penrith, the M6 motorway and the West Coast mainline, with regular services to London.

According to Savills half-year GB farmland market report, demand for lifestyle and amenity farmland continues to surge as analysis of buyer applicant numbers during the second quarter of 2020 shows roughly double the number of registrations compared to the same period last year. Furthermore, website traffic for farms and estates remains 50% above pre-lockdown levels.

Viewings to Dowthwaite Head are strictly by prior appointment with Savills.
