
A Lake District country inn is up for sale with a price tag of £1.125 million.
Brook House Inn, an eight-bedroom hotel in Eskdale, is on the market with commercial real estate specialists Colliers.
It was bought by the Thornley family in 1998 and run by brother and sister Gareth and Sarah. Their father, Trevor, was mine host until his death in 2020.
Sarah said: “We searched for a long time for the right pub or hotel to purchase when we were looking all those years ago, and in fact we dismissed Brook House on paper many times for various reasons but it was persistent and the details just kept appearing in our letterboxes.
“Eventually we took a ride over from Yorkshire to take a look, arriving via Wrynose and Hardknott passes and we never looked back. We have been so fortunate to have this opportunity to run such a viable business for so many years, however we are ready to hand the reins over to new owners with fresh energy.“
It has a 48-cover restaurant and 50-cover bar, as well as outdoor seating, separate owners’ accommodation and car parking. It is a regular in the CAMRA Good Pub Guide with was voted West Cumbria CAMRA pub of the year 2023.

The bar, which is an addition to the main building, was built in 1995 by the previous owners and has gone from strength to strength during the 25 years the Thornley family have owned Brook House.
The inn is also one of the three hosts of the local Boot Beer Festival, which is held in June every year since 2001, as a way to entice people to visit the area back when walking the fells was not possible, due to the foot and mouth outbreak in the country.
