
Plans for a new Greggs outlet in Carlisle have taken a step forward.
A planning application for facia signs and a non-illuminated totem site at the former doctors’ surgery in Eastern Way has been approved by Cumberland Council, despite several objections.
Concerns included the impact on neighbouring properties from air conditioning, the totem sign was an eyesore, road safety, potential littering and vermin; potential smells from food and toxic fumes; that the council should be promoting healthy living; the application form had not been filled in correctly with regard to impact upon trees/hedges and queries regarding bin collection.
However, an officers’ report said: “In overall terms the proposal is in accordance with the relevant development plan policies and will not have a detrimental impact upon the amenity of the surrounding area or public safety.”
The firm plans to install two new air conditioning condensers and two extract grilles – one for the main shop extract and one WC Vent Axia grille at the rear of the building and a stainless-steel oven canopywith removable filters will be installed above the oven connect to the extract system.
It added that extraction would be provided for the staff areas and to all toilet facilities to remove any unwanted odours.
It added: “The air conditioning and extract is proposed to run 24 hours unless specified by the local authority. This is to help reduce the heat build-up within the shop overnight which will help the performance of our refrigerated cabinets. If a time restriction is set time clocks will be installed onto the system set to the times specified.”
According to an odour impact assessment, was based on data collected from two existing Greggs’ shops in typical high street locations, the applicant plans to install the same standard equipment in all of their shops and they supply the same food offer across their estate.
According to the design statement the majority of the food served within outlets was pre-prepared products, baked from frozen. It added: “We do not use cooking processes such as deep or shallow frying, grilling, griddling or any other more odorous kitchen processes.”
