
A Lake District hotel is on the market for £2 million – but its tenants said it was business as usual.
Embleton Spa Hotel, at Embleton, near Cockermouth, is for sale for the first time in 40 years.
Its tenants, Ali and Jo Dixon have managed the spa hotel since 2013 and have a lease in place until 2028.
The pair also run The Royal Hotel in Dockray, which they bought last year.
Ali said: “The sale won’t affect the trading of the hotel at all, we’ve been here since 2013 and it’s business as usual for us.
“But it has really gone from strength to strength over the years, we’ve got an amazing team, some team members have been here 15 years.

“I think the guests come back to see them just as much as they do the building and our Sunday lunches just go crazy.
“We have guests that have been coming here for years and when they walk through the door, you give them a big hug and they give you one, it’s more like welcoming friends and family to your own home.”
Embleton Spa Hotel started out life in 1982 as a cowshed on the site of a crumbling farmhouse.
It has since been transformed into a thriving hospitality business made up of:
- A restaurant with 70 covers bar and conservatory
- A range of accommodation that sleeps 50 people in apartments and en suite bedrooms
- Leisure facilities including a pool, a spa featuring a sauna and an outdoor hot tub, gym and established swim club
- Three acres of landscaped gardens, grounds and field
- Planning for nine bed annex, which is currently being renewed
- A pop-up campsite field suitable for 60 days and 50 tents
- Landscaped gardens and views towards Skiddaw and Bassenthwaite Lake

The spa hotel is a multi-income business and generates in excess of £160,000 per year, plus VAT income.
It also has significant growth potential thanks to its three acres of private grounds.
Planning permission to build an annex with an additional nine rooms was granted in 2012 and is currently being reinstated.
The next-door field to the venue is also included in the sale.
It is currently used as grazing land and could be used as a potential additional income stream as a campsite for up to 50 tents under the 60-day Lake District National Park permitted development allowance.
The spa hotel is offered for sale freehold and Ali and Jo’s leasing of the restaurant, bar and rooms is in place until 2028.
