Initial plans for 480 new homes in Carlisle have been given the go-ahead.
Cumberland Council’s planning committee approved the outline application from Persimmon Homes Lancashire for the development at Newhouse Farm.
The developer said it would follow up the approval with a reserved matters application in the coming months.
A total of 144 homes, or 30 per cent of the development, would be provided as affordable housing.
The site is allocated for housing within the adopted local plan. The project had previously been delayed due to nutrient neutrality issues.
The approved plans would provide almost £2.2 million to support local infrastructure and community facilities.
This includes more than £2 million towards the provision of secondary school places, £141,520 to improve existing sports pitches and £6,600 to monitor a travel plan.
Persimmon Homes Lancashire said if successful at the reserved matters stage, the homes would be priced around 19 per cent below the market average.
Rachael Graham, planning director at Persimmon Lancashire, said: “We are pleased that Cumberland Council has approved these plans for 480 much-needed, high-quality homes in Carlisle.
“This development will provide a range of energy-efficient homes for local people and families, while delivering significant investment in local infrastructure and community facilities.
“We look forward to working with Cumberland Council to bring forward this important Local Plan allocation and ensure our investment delivers lasting benefits for the local community.”
