[H]&H Land and Property launch to the market Mealrigg House Farm, a 127 acre stock farm on the outskirts of Aspatria in Cumbria. Included in the sale is a spacious, traditional three bedroom farmhouse and farm buildings.

With an overall guide price of £1.2 million, Mealrigg House Farm will be sold by Public Auction at Borderway Mart Carlisle on Wednesday 9th May at 1:30pm as a whole or in two lots.

  • Lot 1, with a guide price of £600,000 includes the farmhouses, steading and 53.5 acres of land.
  • Lot 2, being offered with a guide price of £600,000 is 74.5 acres of good quality cropping and grazing land.

In describing the farm, Thomas Armstrong, Associate Director and Chartered Surveyor for H&H Land and Property said: “The farm has been well maintained by the current owners and is a classic stock rearing farm synonymous with this part of Cumbria. All of the land is in good order and is quality cropping and grazing land with the majority of the fields benefitting from mains water and the current owners have recently installed new fencing. The land is all registered for Basic Payment purposes and the entitlements are including in the sale. This land is not in a Nitrate Vulnerable Zone and is not subject to any Environmental Schemes.

The range of farm buildings includes loose housing, cubicles, general purpose sheds, a silage pit and grain and crop stores.

The Mealrigg House three-bedroom farmhouse is spacious with the added attraction of a sunken garden with pond and orchard with mature fruit trees.
