Historical inn linked to Beatrix Potter could be yours for £225,000

A 17th-century inn and pub with links to Beatrix Potter could be yours for £225,000.

The Tower Bank Arms, in the village of Near Sawrey, is being marketed by Colliers.

Leased by The National Trust, the Tower Bank Arms was originally built as an alehouse in the 17th century and today trades as a popular Lake District inn and restaurant, located in the centre of Near Sawrey.

The property is nestled between Hawkshead and lake Windermere and lies directly adjacent to Hill Top, Beatrix Potter’s home. The inn is illustrated in The Tale of Jemima Puddle-Duck one of the author’s most famous books, adding the characteristic property to the history books.

Tower Bank Arms has four letting bedrooms, two staff bedrooms and a restaurant seating 28 covers plus more space for al fresco dining. The inn still contains some of its traditional features such as bars with flag floors and beamed ceilings.

The present leaseholders took on Tower Bank Arms in 2006 and throughout their tenure have steadily improved and enhanced the property with the help and encouragement of The National Trust.

The inn has achieved accreditations from the Good Beer Guide, Good Pub Guide and Visit England.

The current owners have established the business, benefitting not only from visitors drawn by its connections to Beatrix Potter but also from local residents. Having enjoyed their many years at Tower Bank Arms, the tenants are now looking to retire to live locally.

Haydn Spedding, of Colliers Hotel Agency, said: “Tower Bank Arms is a spectacular property full of character and rich history. The inn is busy all year round and has a continuous solid turnover and is extremely profitable, being supported by not only the many visitors to the area but by locals alike. This is a very attractive business opportunity coming to the market and we anticipate a number of interested parties. We are accepting offers of around £225,000.”
