
Plans to demolish a former Walney Island care home and replace it with 17 homes have been submitted to Barrow Borough Council.
A proposal to build 20 homes on the former Combe House site at Central Drive was rejected by the council’s planning committee earlier this year.
Case officer Charles Wilton said in a report at the time that the scheme was ‘not obviously influenced by local plan policy’, contained ‘no biodiversity net gain, tightly packed houses and sub-standard off-street parking’.
A design and access statement submitted as part of the new application said the houses would be a range of three- and four-bedroom-type units, detached, semi-detached and primarily 2.5 storeys.
It added: “It would be at a density of approximately 10-12 to the acre to give an aspect of openness and space around the units, rather than cramping them in to create greater numbers.
“The proposed design will attempt to create a more modern private housing scheme continuing that already established along the Central Drive elevation and in the surrounding area, with a central green area with landscaping to create the feel of openness.”
The statement said the houses would be of various sizes and styles.
A planning statement has been submitted by Emery Planning. In it, a spokesman for the company said: “The site, which is 0.44 hectares in size, is located within the existing settlement on Walney Island and houses a former care home known as Combe House which is falling into an increasingly poor state of repair.”
The design and access statement added: “The site is readily available and would fit seamlessly into the surrounding area, and would merely become an extension of what is already there whilst providing infill between the existing sites already built out.”
The statement said there would be two, three or, potentially, four car parking spaces per home.
“We estimate approximately 17 units will be available to this site on the open market, and two will be affordable, creating a minimum of 42 parking spaces,” said the statement.
