
Twenty new ‘affordable’ homes will be built in the Lake District after they were given the green light.
Castles and Coasts Housing Association’s estate at Crookfield in Staveley, will be built in partnership with developer Russell Armer, part of Genesis Homes.
It is the third phase of the development and will include four two-bed bungalows, and 16 two- and three-bed houses available for affordable rent, shared ownership and rent to buy tenures.
To help subsidise the scheme, five homes for local occupancy only will be sold on the open market.
The housing association said: “We recognise the challenges in Staveley concerning the mains drainage infrastructure, issues with surcharging during heavy rainfall and wider pollution issues in the River Kent.
“The housing provider has spent the last two years engaging with stakeholders and utilities providers to design the best possible scheme for the village, which adds no additional flows to the main sewer network and ensures we only discharge surface water to a nearby watercourse at the same average discharge rate of the site in its current form.
“The drainage design, approved by the lead local flood authority, now ensures those in housing need are not disadvantaged by failing to bring this allocated site forward for development.”
David Brown, head of development at Castles and Coasts, added: “Castles and Coasts remain committed to delivering affordable housing schemes for
local people in need within the Lake District National Park.
“Following the success of our award-winning scheme in Coniston completed in early 2022, we are delighted that this scheme in Staveley has been approved.
“Developing new homes in the Lake District is always complex and challenging. With phase three of Crookfield, site-specific constraints have included developing a considered drainage strategy alongside local stakeholders that adds no additional flows to the existing mains sewers in the village.”
The association said that phase two of the development saw more than 20 applications for each property.
A start date for work at the site is yet to be confirmed.
