
A Cumbrian tarn has come on the market with a £600,000 price tag.
Hayton Moss Wood and Tarn features 71 acres of mature deciduous woodland and is near Brampton.
It is being sold by H&H Land & Estates’ South Lakes office via informal tender.
Associate director Rachel Bagshaw said: “The tarn is situated in beautiful surroundings, but the woodland included adds a much wider dimension to this sale.
“Together they offer the widest scope for enjoyment, either simply as a sanctuary for nature and wildlife, for shooting, stalking and fishing, or for outdoor leisure and perhaps wild camping. This is such an unusual and unmissable opportunity, and I would urge every potential buyer to visit the property as soon as possible.”

The tarn at Hayton Moss stands in a slightly elevated position, protected by grass banks and mature trees, with a timber boathouse at the water’s edge.
Hayton Moss Wood includes a variety of broadleaf trees including oak, ash, yew, beech, birch and hazel, and offers a perfect habitat for flora and fauna including bluebells, woodland birds and roe deer.

The property has been carefully managed by the current owner for natural conservation and shooting, and Hayton Moss Wood has until very recently been let successfully as a lowland pheasant and duck shoot.
There are no agreements currently in place and the woodland is not under any Stewardship or Management Schemes.
