A Lake District boutique guest house is on the market for £850,000.

Rooms 36, on Lake Road in Keswick, is for sale with specialist business property adviser Christie & Co.

Rooms 36 has been owned and run by Andy Peters since 1989, who now wishes to retire.

He said: “After 36 years at Rooms 36, I am now looking forward to retiring. It has been my pleasure to play host to thousands of guests over the years, who come to enjoy both the stunning scenery and landscape in this area, and all that the wonderful town of Keswick has to offer.

“It is time for me to pass the business on to new owners and I hope they take as much enjoyment as I have from living and working here.”

The end-of-terrace Victorian property contains six king size en suite bedrooms, over five floors, and a breakfast room.

The property also offers spacious two-bedroom owners’ accommodation.
