A plan for 219 new homes in a north Cumbrian town is set to get the go-ahead next week.
Story Homes wants to create the estate on land off Carlisle Road in Brampton.
It will be discussed by Cumberland Council’s planning committee on Wednesday.
The 10 hectare site is currently greenfield and used for grazing and is next to Story Homes’ recent Winchester Place development.
The new development would range from two- to six-bedroom homes, including house types from terraces, semi-detached and detached.
It is proposed that 65 would be designated as affordable – 23 two-bedroom and nine three-bedroom homes for rent and 17 two-bedroom and 16 three-bedroom homes for discounted sale.
Every home on the estate would have solar panels and EV charging points.
Brampton Parish Council said while the principal of the development was accepted in policy terms, there were several areas of concern, including the cumulative impact of applications in the town on its infrastructure and public services.
Officers have recommended that the plans are approved, subject to the following conditions:
- Provision of 65 of the units as affordable dwellings
- A financial contribution of £742,182 towards primary education
- A financial contribution of £72,924, £46,746 for provision and £26,178 for maintenance, to support the off-site provision or improvement of sports pitches and infrastructure
- A financial contribution of £9,000 to extend the speed limit on both Carlisle Road and Greenhill Road to outside site boundary and for the gateway features to be relocated;
- A financial contribution of £6,600 to for the monitoring of the travel plan
- Management and maintenance of the informal open space and play area within the site by the developer.
