A Lake District pub and inn has been put up for sale for £1.175 million.
The Sun in Coniston, overlooked by the Old Man of Coniston mountain, is being sold by Colliers after 20 years.
The hotels agency team at the international commercial real estate firm is marketing the freehold of the four-star traditional pub business, which also includes eight en-suite double or twin bedrooms.
Current owner Alan Piper is selling the property ahead of his retirement. Alan said: “I’ve had a great time running The Sun over the last 20 years, and really felt a part of the community as many locals visit the pub, as well as a tourists from across the world. It’s a beautiful location and I’ve been fortunate to welcome some regular familiar faces over the years back to the inn.
“Now I’m looking to retire and it’s the right time to hand over the business to over to a new owner.”
The traditionally built slate roof Lakeland pub has been a feature of Coniston for 400 years. It includes a Victorian range, stone walls, exposed oak beams, fireplace and a bar made from local slate with cosy seating for around 50 people.
The main dining room caters for a total of 70. Upstairs is the Boat Roam, a games room named in honour of Donald Campbell who undertook several efforts to break the water speed record on Coniston Water.
The Sun is located at the beginning of the Pack Horse Trail to the western Lake District, beneath the Old Man of Coniston and overlooking the picturesque village. It’s an ideal location for those interested in water sports, mountaineering, horse riding, sightseeing, as well as real ale.

As well as the main building, there is also has a staff or owner’s quarters in a traditional detached building to the rear of the main property.
The current owners also own The Log House, a four-bedroom family home, with two en-suite bathrooms, a family bathroom, open plan lounge, dining and kitchen area, as well as basement. The Log House which is located at the bottom of The Sun’s car park can be made available by separate negation for £750,000.
