Lake District farm on market for £1.4 million

A 50-acre farm, with origins believed to date back to the 1700s, is on the market with a guide price of £1.14 million.

Woodend Farm, on the fringe of Bassenthwaite Lake, includes a four bedroom farmhouse, a range of traditional and modern farm buildings, meadow and grassland, plus small amenity land and woodland parcels.

Built in Borrowdale stone, Woodend Farmhouse was significantly remodelled around a century ago with the ground floor now arranged as a kitchen.

Agent Savills said while it was in need of complete renovation and modernisation, the property benefited from a large formal entrance hall with marble fireplace and stairs to the first floor and porch to the west garden area.

The farmhouse has many original features including panel doors, picture hanging rails and traditional fireplaces.

Connected to the house is a further range of buildings including a large former dairy and a large open front double garage.

Also forming part of the sale are the traditional farm buildings, which are both extensive and reflect what would have been a model farm that was created at significant expense in the 1920s, together with the renovation to the farmhouse at the same time. These buildings have been retained but adapted to accommodate modern farming methods.

The farmland lies in four principal blocks. The land is a mixture of productive meadows, permanent grassland and some areas of mature woodland.

Will Douglas, director in the rural agency team at Savills in York and who is handling the sale, said: “This is an excellent residential farm that brings with it enormous potential. While the farmhouse will undoubtedly require renovation, there is no doubt that it makes for a well-proportioned family home that enjoys an enviable setting in the heart of the Lake District.

“Beyond the farmhouse and the land itself, which is ideal for both agricultural and amenity purposes, the farm buildings have significant potential for development to alternative uses, subject to the necessary consents. It is its potential and beautiful location that leads us to believe that there will be a strong degree of interest in this farm.”

Woodend Farm is available as a whole or in four lots with a guide price of £1,145,000.
