A smallholding – which agents say will give people the chance to experience the good life – is on the market for £775,000.

The Garth, near Appleby, features five bedrooms, stables, a riding arena, and around 2.2 acres of land.

It is for sale by private treaty through the Penrith office of H&H Land & Estates.
