The former Dorothy Perkins store in Whitehaven is due to go under the hammer later this month.
Auction house Pugh is selling the property via its online auction on April 25.
The 8,200 sq ft three-storey former clothing store on King Street, which includes a large retail unit and further sales area, storage and staff accommodation on the upper floors, has a guide price of £95,000.
Pugh associate director Paul Parker said: “The property is in a prime location within Whitehaven’s main shopping area and provides an exciting opportunity to operate alongside a number of national high street names, including Greggs, Boots and Costa Coffee.”

A second property, located on Strand Street, close to the marina and main shopping area of Whitehaven town centre, has been given a guide price of £125,000 – £150,000. The mixed commercial and residential investment includes a ground floor retail unit with two self-contained flats on the upper floors.
Mr Parker added: “Alongside this commercial opportunity, the residential units have a combined annual rental income of £8,996, making it an overall sound investment.”
