Initial plans to build 450 new homes in Kendal have been revealed.
A scoping report has been filed with Westmorland and Furness Council on behalf of Story Homes for land west of Burton Road in the town.
The report from Stoke-based environmental consultancy Wardell Armstrong LLP sets out the proposed scope of the environmental impact assessment and the approach to potential significant environmental impacts.
It was done in support of a request for a formal scoping opinion.
As well as the new estate, plans include a new connecting road with new junctions off Burton Road and Natland Road and green spaces.
The Grade II-listed Helme Lodge is near the proposed site.
The report said there would be no significant effects on the listed building, or to the gatehouse lodge and wider parkland.
A consultation runs until August 20.
