Over 287 acres of Cumbrian grassland on market for £1.92 million

Land at Shap for sale with H&H Land & Estates

Over 287 acres of grassland near Shap – which has potential for a renewable energy development – is on the market with a guide price of £1.92 million.

It is being sold by H&H Land & Estates, which said: “It offers buyers enormous potential in many different ways as this is the largest single ring fenced block of productive farmland we have brought to the market for many years, in this part of Cumbria.”

It is available as a whole or in eight lots. H&H Land & Estates said the land was suitable for agricultural mowing and grazing, but would be ideal for investment.

It added: “It offers significant potential for the development of renewable resources including battery storage and solar power generation, subject to the necessary consents. The sale includes two sets of stone farm buildings suitable for residential conversion and potential development for tourism, also subject to the required permissions.

H&H Land & Estates director, Thomas Armstrong, said he believed the investment potential of the land would attract keen interest from a wide spectrum of buyers.

He added: “For the past 20 years it has been generating a return as grazing lets to neighbouring farmers, and in the current market it is an extremely attractive proposition for the growing trend for investment in agricultural land either as an asset, or for farming, or for environmental offsetting.

“But there are also several other dimensions to the potential of a landholding of this size. The location of the land gives it the potential for the development for example, for solar generation and storage, and the buildings add yet another dimension of potential.

“Of course, any development requires the relevant permissions, but buyers will see all the possibilities here, and we expect this to be an exceptionally interesting and successful sale.”
