A Lake District guest house is on the market for £2.75m.

Woodlands Guest House & Glenburn Hotel, known as Woodlands Windermere, is being sold by specialist business property adviser Christie & Co.

Woodlands Guest House and Glenburn Hotel are two large properties which were linked together four years ago, creating a guest house with 30 bedrooms.

Woodlands Windermere also includes two self-contained cottages within the grounds – a two-bedroom and a three-bedroom unit – which could be used as additional guest accommodation or owners’ accommodation, providing further flexibility and potential business expansion.

A 10-minute walk from the shores of Windermere and five minutes from Windermere Railway Station, Christie & Co said the business benefited from strong year-round trade, attracting both domestic and international visitors.

It has a large car park for guests and Christie & Co said properties of this size were in the guest house market and typically only found in the larger hotel sector.

The current owners have decided to sell to pursue other business interests.

They said: “We are delighted to be working with Graham Wilkinson from Christie & Co to help us find a new owner for the business, which will then allow us to explore new opportunities.”
