A Lake District smallholding and caravan site could be yours for £1.2 million.

Grove Foot Farm, in Thackwaite, near Penrith, is for sale with H&H Land & Estates.

It includes a farmhouse, outbuildings, and a registered touring caravan site and site with six static caravans and offers just over 43 hectares of land.

The three-bedroom stone-built farmhouse has an established garden that is home to a family of red squirrels.

Buildings attached to either side of the main house could, pending the correct permissions, be used to extend the existing house, or developed into residential or holiday lets.

The caravan site has space for five touring caravans and a separate site accommodates six static caravans, which sees an average profit of over £10,000.

Former dairy buildings offer the opportunity to be used once more for farming or equestrian purposes.

Emma Smith, chartered surveyor at H&H Land & Estates, said: “This is a ring-fenced smallholding offering real potential for a variety of purposes and would be ideal for a hobby farmer or equestrian.

“I am sure we will see hot competition for this highly desirable property.”
